An Owner’s Representative Project Manager is an individual or a team who represents the interests of a business owner during a commercial real estate project. Owner’s Rep Project Managers are responsible for overseeing such projects from start to finish, ensuring they are completed on-time, within budget, and to the owner’s satisfaction.

No, we are not a General Contractor. A General Contractor (GC) is a company that specializes in construction only. GC’s are hired to supply the material, labor, and equipment needed to turn design plans, or blueprints, into finished spaces. PNP is different from a GC in that we are a management specialist company. It’s our job as Owner’s Representatives to find, hire and orchestrate the team that makes a commercial project possible. This team includes the GC, but it includes many other professionals as well, like architects, engineers, designers, lenders, furniture vendors, and more.

No, we are not a Developer. But we do consider our clients to be Developers to one degree or another. This is because Developers are simply individuals or companies that seek out opportunities to turn under-utilized pieces of real estate into thriving commercial spaces. Developers have a vision for what a piece of real estate could be, and they take on significant risk to make their vision a reality. PNP is different in that we are hired by Developers to carry out the enormous amount of work it takes to develop real estate from start to finish.

We often refer to ourselves as “a wedding planner for business owners.” When a bride-to-be hires a wedding planner, she still gets to make all of the important decisions and stay connected to the process, but she spares herself the inherent legwork of planning a big event. In the same way, an Owner’s Representative Project Manager reduces an owner’s workload, mitigates their risks, and helps them make tough decisions, all while managing the budget, schedule, and personnel.

No, we are not a lender and do not provide funding of any kind. We do, however, help our clients make the right connections in order to get them the funding they need.

No, we do not offer strategic business advice. Our expertise is in managing commercial real estate projects, and we like to stay in our lane.

We charge a flat fee for our comprehensive project management services, so there are never any surprises. This fee is determined by your project’s size and complexity, and will typically fall within a range of 3 – 6% of managed costs.
